Selling A House In Colorado Springs – Change Your Mindset
The essence of what you need to do to change your mindset is simple: Stop thinking of your house as your home and start thinking of your home as an asset you need to sell.
The very first thing you MUST REMEMBER is that this is a business transaction! Don’t take it personally. When a seller attempts to sell their home, it is emotional, it is stressful, it FEELS personal! “How dare they not like my paint colors? They don’t like my dishes in the sink (or laundry on the floor), that’s THEIR problem! I’d like to see how messy their closets are! Who are THEY to judge how I organize MY garage?” The answer is: Whether you like it or not, they are going to judge you and your home AND they have every right to do so. They are making a judgement as to whether or not they want to buy your home!
The second thing you need to get through your noggin is: It doesn’t matter how talented your Realtor is (or however else you plan to sell your home)…nobody can hold a gun to someone’s head and force them to sign a contract. Your home ultimately has to sell itself. That warrants repeating….your home MUST SELL ITSELF. You need to present a home a buyer wants to buy. In order to do this, you must think like a buyer which we will go into in the next section. In coming to this realization, making necessary changes will become easier to swallow.
The third thing you need realize when preparing to sell your home is: When you present your house to the market for sale, this is no longer your home. It belongs to the market. You want the market to take this home off your hands. That means making some changes, keeping it available, and keeping it clean which I will go into detail in my “time on market” section.
Colorado Springs Real Estate Tip: Unless you are selling to an investor, buying a home is an emotional decision for a buyer. With that in mind, you want your home to give them a warm and inviting feeling. You want the buyer to walk into your home and say “WOW! These people live a perfect life in this perfect house and there is so much room! If we buy this house, I bet we’ll have a perfect life too!”
